E-commerce boosted industrial demand in Jalisco

According to data from the Association of Industrial Parks of the State of Jalisco or APIEJ, industrial demand in Jalisco grew during 2021, due to the increase in e-commerce sales and the logistics activity that this sector generated.

At the end of last year, the distribution centers used a total of 601 thousand 992 m2 for rent, while in 2019 they were only 282 thousand 834 m2.

The APIEJ pointed out that the absorption of rent from previous years was 398 thousand 663 m2 in 2017 and 288,902 m2 in 2018.

In 2020, the demand for products at home grew and the distribution points increased, being that year 394,869 m2 rented.

It should be noted that MercadoLibre is one of the most important distributors in the state, so in 2021, its distribution center accumulated 85 thousand square meters.

Jalisco has a wide range of industrial spaces for companies wishing to establish themselves in Mexico. It stands out for its location and land communication routes with the port of Manzanillo, which is of interest to the Asian market for the West.

Its proximity to Mexico City, the Bajío region and border cities also have an influence.

According to Solili, the entity reported at the end of 2021 an industrial demand greater than that recorded in 2020, with an increase of 136% compared to the figures reported pre-pandemic.

On the other hand, it has a workforce of 3.39 million people in high-tech, electronics, telecommunications and automotive sectors. In addition, an offer of world-class real estate developments such as the Guadalajara Industrial Park or Santa Cruz Industrial Condominium.

Due to these factors, firms such as Amazon, The Home Depot, Walmart and Betterware have acquired industrial warehouses in Jalisco.
