The development of the last mile in the Guadalajara industrial market
Solili | November 05, 2021 |

One mile was equal to one thousand steps in ancient Rome, which today represents approximately one thousand six hundred and nine square meters.

Now if we start from the average that a block could have an average of 130 meters between one street and the next, we are referring to an average distance of 12 blocks to the central point of an urban center where consumers who demand products and services live .

Therefore, the storage of final products within this distance facilitates their distribution to the final consumer.

When we see the urban spots of the industrial submarjets that Solili monitors in Guadalajara, the Central Industrial Zone is located right in the middle of the city, while concentrically it is followed by the Periférico Sur submarket that develops to the south-west of the city. along the Manuel Gomez Morin South Peripheral Ring.

Then the rest of the three main industrial submarkets have grown radially towards the outskirts, the most prominent being El Salto, on the Chapala-Guadalajara road to the south-east.

To the north-west, the Zapopan Norte submarket follows the direction of the Guadalajara-Tepic Highway, while the Lopez Mateo Sur submarket advances to the south-west through the Morelia-Guadalajara.

When we cross this with the highest concentration of office and housing buildings, they are grouped towards the Nueva Zona Financiera, Providencia, Vallarta-Américas and Chapultepec submarkets that border the south west of the Guadalajara case.

It is there where the demand is focused and where the location in less than 12 blocks from the last mile centers, makes sense to meet the delivery deadlines of the goods.

On the other hand, the city's connectivity to the aforementioned road axes allows efficient communication to the large distribution centers located on the periphery.

Guadalajara is recognized for its high logistical vocation and for its highly developed technological profile in our country.

Between January and August 2021, the gross demand already accumulated 272.8 thousand square meters, positioning it in sixth place at the national level below the capital, Monterrey, Tijuana, Ciudad Juárez and Saltillo.

Part of the growth in demand in recent quarters has been concentrated in the logistics sector and some manufacturers. Companies such as Amazon, Mercado Libre and Kavak have demanded spaces on a par with the expansions of companies already established in the city.

For example, in June 2021 Mercadolibre announced a new service where its users can buy and receive their items the same day in the comfort of their home; available for more than 10 million items.

These initiatives demand to be complemented with smaller and more modern warehouses located in the last mile, so we could expect movement in old industrial properties on submarkets such as Zona Industrial-Centro, where Class B and C properties could be transformed into modern dispatch warehouses.
