The Aeropuerto Submarket has 50% of Querétaro's industrial available buildings

The Aeropuerto submarket has positioned itself as one of the most dynamic areas in the Queretaro industrial market. It currently accounts for 50% of the market's industrial supply, which in absolute terms represents more than 185,000 square meters of available space.

The Aeropuerto Industrial submarket has been a focus of investment from January to April 2025, accounting for 70% of total leasing activity in the Queretaro market.

Developers continue to invest in this area thanks to its outstanding connectivity, promoting new projects in the submarkets main industrial parks.

The Aeropuerto submarket offers a diverse offering, with spaces ranging mainly between 5,000 and 20,000 square meters, providing high-quality facilities, given that the vast majority of buildings are Class A. The largest volume of space is located in the Queretaro Park VII industrial park, with an available building of more than 75,000 square meters.

The rental price in the Aeropuerto Industrial submarket is $6.12 per square meter, above the average price in the Queretaro market, which was around $5.93 per square meter at the end of April.

At the end of April 2025, the Queretaro industrial market reports 260,000 square meters under construction, of which 68% is available for lease. Looking ahead to the remainder of 2025, nearly 20 projects are nearing completion and joining the market inventory, projecting growth in the supply of industrial warehouses.
