The journey throughout the first eight months of the year has created a great challenge for various business models that have undergone the review of their strategies, validating what their main clients really demand in an environment where social and environmental responsibility complements the value creation that companies originally had as a north.

The industrial institutional sector that develops in Mexico has benefited from this challenge, allowing it to meet the growing demand for both logistics and manufacturing operations, leaving behind a more mature market characterized by strong competition.

Only in what goes from January to August 2021, the national industrial demand of more than 4.1 million square meters, far exceeds the accumulated figures of the first three quarters of 2020, and the results for the month of September still need to be included. 2021, which are published in Solili during the first three days of October 2021.

As an example, Monterrey, one of the markets that has been making strong progress in industrial demand, had registered the amount of 540.8 thousand square meters in the first three quarters of 2020 and between January and August the figure already exceeded 700 thousand square meters.

The results from January to August 2021 behave in the same way, where there is still a month to cover the first three quarters of this year and the figures already far exceed what was registered in the first three quarters of 2019 where the pandemic had not yet emerged on the world stage.

Cases such as Guadalajara between January and August 2021 already reflect twice what was registered in the first three quarters of 2019. In markets such as Tijuana, Mexico City and Querétaro they already exceed from January to August 2021 at least 20% the total from January to September 2019.

Various factors have had an impact, on the one hand, changes in consumer habits and new customer demands where variety, immediacy and effective return policies are winning elements that position brands in the minds of consumers.

For this, the main logistics centers have reconfigured their supply and distribution chains, from which Mexico has benefited from agreements such as the T-Mec.

On the manufacturing side, the advantage has been the relocation of supply centers and the development of the components of the production processes, which guarantees delivery on time and quality, the main elements of demand in the American market.

These conditions together with the healthy competition that develops between international, national and local investors redound to the benefit of the industrial market that is advancing with the incorporation of increasingly efficient and sustainable industrial parks, where the projections for the end of the year will exceed the demand that brought the market in periods prior to the pandemic.
