Drivers that will drive the demand for offices in 2022
Solili | January 03, 2022 |

At the beginning of the pandemic, the first impression that one had was that a drastic decrease in demand for corporate spaces would advance, since a large part of the personnel whose functions allowed it would adopt the home office as a permanent structure in their work.

And really, 2020 and early 2021 confirmed it, although the advance of the vaccination process that already for December is applying the third booster dose to adults over 60 years in our country, made the second half of 2021 see a slight recovery in demand accompanied by a decrease in unemployment, even in the midst of large vacancies, mainly in Mexico City.

Now faced with the threat of the new Omicron variant already in the country, there is still uncertainty for companies and staff, most of whom become exhausted with the remote work scheme assimilating that this work solution was coupled with significant disadvantages.

The vast majority of homes had to adapt temporarily for an emergency, but as the term was extended, there were several inconveniences that were generated since the home that previously allowed disconnection from work, now traced common areas that did not they favor the worker.

At the same time, the need to socialize, meet and resume part of corporate life was reinforced, which brought advantages of face-to-face interaction, that yes with all the application of measures such as the use of masks, constant disinfection and continuous cleaning of spaces. and surfaces.

Already with the return to face-to-face classes, still partly combined with online assistance, the heads of households once again valued spending some time in the offices, although they continued to demand flexible work models.

Reality pointed out that perhaps smaller offices will be needed but where other characteristics such as more central locations, more and better meeting rooms, not only more attractive, but with superior connectivity that would allow coordinating work teams, gained space.

Now that the major trends that already existed such as the incorporation of technology into various operational and administrative processes have accelerated, the offices become centers of connection for people who will seek to meet for specific purposes of creativity and socialization, tasks that are diluted under the model of remote work.

However, the leases of large areas that were seen in the past will be approached with prudence since they will continue to implement mixed work formulas where employees, depending on their tasks, will be able to attend their work centers on some days and others work from home.

According to figures monitored by Solili during the second half of the year, the largest number of operations correspond to sizes smaller than 900 square meters, mainly in the capital.

The workplaces now in their function of meeting will create that corporate brand culture and will allow the staff the respite of areas from which to carry out their work outside the scope of their homes or with the possibility of doing them from other satellite offices close to their homes.

Now companies must assess and measure social, environmental and governance aspects in all areas, including buildings and workspaces, which will bring big changes in space configurations by 2022.

The reinvention of the workplace with capacity control, human-centered spaces and the intelligent inclusion of technology will make it possible to carry out our work with less risk of contagion and greater balance in our personal lives.
