Dynamism in industrial construction drives Mexican market

The industrial demand of Mexico continues with an important growth, at the end of the second quarter of 2022, Solili reported 1.8 million square meters (m2) in the country.

In that context, developers chose to accelerate new projects to meet space needs.

For the northern markets, construction progresses with increases of 266% in Reynosa y Tijuana continues with the development of industrial projects for 391,000 square meters.

At the same time, Monterrey surprised with the construction of 1.4 million m2 of various developers such as; Prologis, Vesta, CPA, Vynmsa, Meor, Stiva, American Industries, among others. That stands out with speculative buildings ranging from 4,200 m2 to 27,600 square meters.

Meanwhile, Mexico City (CDMX) executes 678,000 m2 in various phases of construction, Querétaro accentuates with 470,000 m2, which symbolized an increase of 175% in this market.

In turn, Guanajuato advances with 434,000 m2 and Guadalajara builds about 302,000 square meters.

With the opportunity in the industrial construction segment, the competitiveness of the market increased. Consequently, it provided greater growth and greater capacities to generate offers of interest to tenants.

Under this premise, CDMX increased its levels by 55% compared to 2Q 2022, and demonstrated the strength of various submarkets. Consequently, Tepotzotlán remained at the forefront with 219,000 m2, Toluca with 210,000 m2 and Tultitlán with 150,000 m2, submarkets that make up three quarters of the capital's industrial buildings.

However, due to its proximity to the American territory and the benefits that this derives, Mexico managed to become the focus of nearshoring. For this reason, Solili recalled that eight markets on the northern border concentrate 57% of the national industrial construction.

Within these markets, speculative construction makes up almost a quarter of all industrial construction. Meanwhile, 45% of the properties in the north advance with custom-made projects in areas ranging from 20,000 to 100,000 square meters.

For Monterrey, in just two large projects it was possible to group 17% of the m2 under construction. In addition, Salinas Victoria and Apodaca managed to center 65% of the buildings that are advancing.
