Move outs push up Puebla's industrial supply: vacancy reaches 60,000 sqm during June

The industrial market in Puebla saw an increase in vacancy rates during June 2026, driven by the move outs of 9,000 square meters along the Mexico-Puebla Highway corridor. With these vacated space, the total available space in the Puebla market reached approximately 60,000 square meters, distributed across eight industrial properties.

All of the recently vacated spaces are located in two Class A warehouses within Finsa Puebla I, one of the region's most prominent industrial parks. These move outs originated from companies involved in the manufacturing and distribution of supplies for industrial processes, including packaging materials and specialized welding products.

The addition of these spaces increases the options for new tenants in one of the state's most active industrial corridors.

This window of availability comes amidst a context of reduced activity in industrial leasing. While Puebla remains an attractive market, a more conservative pace of investment and expansion decisions has been observed in 2026, which has slowed the rate at which spaces ready for lease are being occupied.
