Office Vacancy in Monterrey Reduced During the First Two Months of the Year

During the first two months of the year, the Monterrey corporate market reported a vacancy rate of just 2,000 square meters of space, a figure that represents a third of what was recorded in the same period of 2025.

In the Santa María corporate submarket, around 500 offices were vacated, while Valle Oriente registered nearly 1,000 vacant spaces. On the other hand, the Centro submarket did not report any vacant spaces during the period.

This trend adds to the trend observed throughout 2025, a year in which the market showed a steady reduction in vacancy rates. As a result, Monterrey's vacancy rate stood at 12.8%, reporting a year-on-year contraction of one percentage point.
