Decrease in key vacancy to maintain recovery in the office sector
Econohabitat | April 10, 2023 |

After difficult years for the corporate real estate sector, at the end of last year some positive signs began to emerge, such as a greater occupation of these spaces; however, this does not mean that it is a full recovery, as there are still challenges in the environment for this segment.

According to the Perspectivas 2023 report, Real Estate Market in Mexico, prepared by the firm Tinsa, the office market has shown signs of recovery, due to factors such as a decrease in new construction, conversion of offices to other uses such as homes and hospitals, investments and improvements in existing buildings and better leasing conditions.

"The numbers of the last three quarters of the year 2022 already show positive records, many things have influenced such as: An economic recovery, the unbeatable leasing conditions, the growth of some sectors or companies, the dynamism of the industrial market, which always has repercussions positive", can be read in the report.

The report indicates that the sector will still be under observation, as the risks of a global recession may still lengthen the recovery period.

"The recovery will be slow, since in the short term the main economic analysts comment on an imminent global economic recession and on the other hand, the proximity of elections, which is now tied in 2024 between Mexico and the United States, always causes nervousness. in business decisions," the report highlights.

The report points out that the office market depends all the time on economic performance. It is important to monitor the growth of exports to the United States, the dynamism of the industrial and tourism sectors, and the recovery or reconversion in the automotive sector.

According to the report, it is the ideal time for companies to modernize their spaces, improve their operating conditions, as well as strengthen the bond with all their employees with better work spaces.

"After the years of mandatory confinement due to the pandemic, the return to the workplace causes positive feelings due to something so basic and inherent to the human spirit that is coexistence between people, so, despite the slow recovery, the market will not stop growing.
