Industrial development seeks to grow in alternative submarkets such as Toluca, Zumpango and Huehueto

The gross industrial demand of Mexico City at the end of the third quarter of the year achieved a boost that led it to exceed 620 thousand square meters and thus came to occupy the first position at the national level, a place occupied by Monterrey in recent quarters.

The demand for 3Q 2022 in this market has covered sizes ranging from one thousand to 23 thousand square meters, registering the presence of various developers already established in this capital market. The projection in the growth of these two submarkets is based on the fact that the traditional industrial submarkets in Mexico City have practically exhausted the availability of land and many of the developers who had land to develop have consumed this stock in recent quarters, thus depleting their reserves.

The location advantage of Huehuetoca and Zumpango to the north is favored by the connectivity provided by the road infrastructure of the Mexico-Querétaro highway and the proximity to the recently opened Felipe Ángeles International Airport, which is located just under 50 minutes from both markets.

These elements of land and air communication underpinned in the immediate future an articulated expansion of the industrial fabric after the cargo handling of the new airport allowed the Benito Juárez International Airport of Mexico City to vent.

Currently, the availability of the Zumpango and Huehuetoca submarkets is limited and is made up of two warehouses of 17.5 thousand and 11.7 thousand square meters respectively, so if a related operation arrives that requires locating in the area, it would have to be developed under the scheme BTS and it will take the time it takes to build it.

By 2023, the main developers are still managing expansion projects in the more traditional submarkets of the capital, but in a short time we will see more representative movements in the composition of the offer in these new emerging markets, since the capital is increasingly advancing in the extension of the urban march and therefore in the needs of goods and services that support this development.
