Developers seek to build 7 thousand apartments in Puebla

The National Chamber of the Housing Development and Promotion Industry (Canadevi) will propose to the next Puebla city council, which will enter from October 15, a project to build at least 7 thousand apartments in the area of the Historic Center and its periphery in a period of three years.

It seeks to speed up the Partial Urban Development Plan, which was approved in 2016, which aims to generate 34,000 spaces in 15 years, of which, so far, only 1,000 have been completed.

The developers want the municipal authority to mediate with the property owners who are in the area for the purchase, since they want to ask for more than 200% for the properties despite the fact that they are in a dilapidated state.

The developers also want support with speedy construction permits to comply with this repopulation project in the area, which has made minimal progress.

This proposal brings benefits of bringing families who work or have their children studying in the heart of the city and, with it, generate savings in transportation, which in turn contributes to caring for the environment.

For this reason, the authority must focus efforts on improving urban infrastructure and resolving the legality of the properties and houses that exist, because the owners are not located to be acquired.

We know that the Covid-19 pandemic affected and stopped construction projects of all kinds to avoid contagion, so now they will seek to meet with the next government to present the proposal.

The developers cannot promote this partial plan on their own, since the municipal government must lead it, because it was approved by the Cabildo.

He pointed out that the supply of apartments must be varied, with prices ranging from 600 thousand to more than a million pesos so that entrepreneurs can invest, since what is available on land is little and they have become more expensive.

For its part, the Puebla commune must help generate land to meet the construction goal and return to live in the downtown area around 250 thousand people in 15 years.
