Industrial demand sets historical record in 2Q22

In Mexico, the industrial market maintains the dynamism that it reported since last year with record demand levels, strong inventory increases, upward pressured prices, falling vacancy rates and high construction volumes.

During the second quarter of the year (2Q22), gross industrial demand exceeded one million 700 thousand square meters (m2), almost 6% above that reported for the same period in 2021. When comparing the figures for the first six months of 2022, a greater increase of more than 21% is observed, which indicates a strong historical dynamism that represents 1Q22 in the Mexican industrial market.

Net demand also rebounded by more than 41% compared to the second quarter of 2021, exceeding 1,260,000 m2, a clear sign of the decrease in vacancies nationwide, according to a Solili Industrial Report.

When analyzing the geographical distribution of gross demand, the document noted that during 2Q22, Monterrey, Ciudad de México and Guanajuato occupied the first positions with 430 thousand m2, 287 and 229 thousand m2, respectively.

With 56% of the national total, the northern border is the area with the greatest boost in industrial demand, where 40% of net demand also stands out. This growth is mainly due to the relocation of the manufacturing production processes, despite the strong inflationary pressure that border markets are experiencing.

At the end of the quarter, other areas that managed to concentrate 23% and 16% of the national gross demand are the area of El Bajío and the country's capital.

“There is a notable reactivation in the demand of the Bajío, especially in the markets of Guanajuato and Querétaro, which manage to obtain pre-pandemic figures; however, this demand comes from custom-made projects, and the demand for speculative projects remains to be recovered,” the report states.

It adds that the demand in the markets of El Bajío and the north comes, for the most part, from the development of manufacturing activity, highlighting the automotive, electronic, aerospace, and medical sectors, among others; in turn, in the central and western markets there is a greater concentration in logistics activities.
