Industrial demand in Querétaro is the one that has grown the most in the entire Bajío region

During 2022, Querétaro took off strongly in the main industrial indicators such as construction and gross and net demand.

With figures from Solili, at the end of November 2022, construction exceeded 508,000 square meters, while gross demand between January and November accumulated 555,000 square meters, an amount that is 8% higher than that reported in the same period. of 2021.

However, if we look at the figures for net demand, the growth is more pronounced. Only during the first three quarters of 2022, the net demand of the Queretaro entity exceeded 297 thousand square meters, a figure 3.4 times higher than what was reported in the first three quarters of 2021.

If we analyze 2021, and mainly the first quarter of the year, the entire shoal was impacted by a contraction in gross industrial demand. Specifically, Querétaro was affected because the main industries that consolidated growth in this market, such as the automotive and aerospace industries, experienced a significant contraction in demand.

In The first quarter of 2021, the net demand of Querétaro stepped on negative ground and gradually recovered, reaching 20, 70, and 142,000 square meters, during the second, third, and fourth quarters of 2021.

Precisely, towards the end of 2021, demand began to spread to new sectors, as was the case of data centers that were attracted by the confluence of telecommunications connectivity conditions, geographical characteristics, as well as low seismic activity, which facilitates the installation of this type of industry.

On the other hand, the arrival of the pandemic created greater pressure to meet the new logistics requirements as well as those of customer service, industries that selected Querétaro as the entity with the greatest potential. At the same time, this industry generated a significant demand for related services that also affects the growth of both gross and net demand.

Other conditions that promote growth in demand are associated not only with telecommunications infrastructure, but also correspond to the existence of a robust and flexible educational system that allows them to adapt to the needs that arise.

But not only data centers figure prominently in demand, since together with the technology and home appliance sectors they make up the 5 operations with the largest surfaces that total just over a third of gross demand between January and September 2022.

Currently, the entity has 67 investment projects that imply more than 104 billion pesos, having completed 43 projects so far this year whose estimated investment amount exceeds 20 billion pesos, according to figures provided. by the Secretariat for Sustainable Development.

The fact that close to a fifth of these capitals are of Mexican origin stands out, which corroborates the commitment of national investors to the opportunities that Querétaro offers.
