Industrial demand in Monterrey rebounds during Q1 2024, exceeding 540 thousand m²

Monterrey is distinguished by its dynamic industrial activity, driven by a combination of key factors: institutional developers, wide range of land available for future projects, competitive prices and a varied offer.

This combination has consolidated Monterrey as the national leader in industrial demand for several consecutive quarters. After the close of the first quarter of the year, this trend has not only continued, but has also intensified.

After the end of Q1 2024, Monterrey registered an industrial demand that exceeds 540 thousand square meters, this figure increased by 36% compared to what was observed in Q4 2023, and if we compare it with the same period but last year, the demand increased by 40%.

This strong demand has been driven mainly by custom-made projects also called BTS, which reach 70% of the demand in this market. During the first quarter of the year, industrial warehouses ranging from 2 thousand square meters to 100 thousand square meters were occupied, the latter being destined for the steel production sector.

Apodaca stood out as the leading corridor, being the corridor with the highest industrial demand of the quarter, reporting 250 thousand square meters leased, which represents 45% of the total demand. This figure was driven by companies in the technology, manufacturing and automotive sectors.

With the outstanding performance of Monterrey, becoming a national leader in industrial demand and showing outstanding activity in the first quarter of the year, it is reaffirmed that the city continues to be a key epicenter for industrial development in Mexico.
