
During the first nine months of 2023, Guadalajara's accumulated gross demand reached 62 thousand square meters, a figure that exceeds the amount accumulated between January and September 2022 by 11%.
So far this year, three quarters of the demand has been concentrated in the El Salto corridor, being the same corridor that largely dominated the constructions in progress with more than 265 thousand square meters that are still in progress. Class A buildings represent 84% of the total construction in Guadalajara.

Another phenomenon that stands out throughout 2023 is that both demand and construction are largely speculative, which has allowed a recovery in industrial vacancy during the first six months of 2023.
The largest number of warehouses demanded so far in 2023 are concentrated in sizes below 10 thousand square meters, although 3 warehouses with surfaces between 25 and 36 thousand square meters were also registered, giving mobility to a variety of sizes.
The logistics sector achieves the greatest participation, although the food, pharmaceutical, automotive and furniture sectors, among the main ones, are still present.

Sedeco detailed that from January to September of this year the entity completed 24 investment projects, and for the last quarter of the year they are working on an additional 17, of a total of 83 that the agency has monitored during 2023.
With these investment projections together with the scenario of increasing rental prices that reach 25% annual increase, the conditions are in place to continue receiving requests to occupy a greater number of industrial spaces in the months to come.
Jalisco manages to place itself in the third national position in attracting foreign investments to its territory, below Mexico City and Baja California Sur, according to figures reported by the Secretariat of Economic Development (Sedeco). Of the national total of 2,135.2 million dollars that entered the country as Foreign Direct Investment, Jalisco reports 451.1 million dollars, which is equivalent to 21%.
