The demand was concentrated in Class A spaces, distributed mainly in two key corridors: Agua Caliente with 66% of total occupancy, and Zona Río with 34%.

Tijuana is a constantly expanding market. By the end of November 2025, the total construction area exceeded 75,000 square meters and was concentrated in the Agua Caliente corridor (52%) and the Zona Río corridor (40%).
