Demand for industrial buildings reaches 500 thousand m² in the country

Between July and August 2021, Mexico City added a gross demand of 178,300 m²; which places this market in the second position at the national level.

According to the latest report from Solili's Mexican industrial market, at the end of August 2021, a gross demand of just over 500,000 square meters (m²) was registered nationwide.

Likewise, the consulting firm highlighted that, so far in the third quarter of the year (3Q2021), almost all of the country's industrial markets far exceed the gross demand of the previous quarter.

During August 2021, Monterrey exceeded the demand of 100,000 m², which placed it as the largest demand for industrial space nationwide.

In addition, the growth in the participation of Monterrey's demand in the national total advances quarter by quarter; being 12% at the end of 1Q2021, 18% at the end of 2Q2021 and so far in 3Q2021 it already accumulates 20 percent.

Between July and August, the capital of the country added a gross demand of 178,300 m²; which places this market in the second position at the national level.

Solili indicated that, once again, the area of the CTT corridors (Cuautitlán, Tultitlán and Tepotzotlán) dominates the demand with 60%; same that has had a significant inclination towards the BTS of logistics companies such as Amazon and Estafeta, among others.

The Solili report also highlighted four border cities: Ciudad Juárez, Tijuana, Mexicali and Reynosa; which as a whole exhibit 218 thousand 500 m², which represent 43.2% of the total national demand. This responds to the impact that T-MEC has had on investments.

Tijuana and Mexicali report the highest demands on the border so far in 3Q2021, with a couple of BTS projects of 52 and 47 thousand m², respectively.

In the case of Reynosa, the gross demand has been marked by the expansions of companies already established in the north. And as for the constructive modality in Tijuana and Mexicali the BTS predominate; while in Ciudad Juárez and Reynosa there is also a good share of speculative projects in the demand for July and August 2021.

In the first two months of 3Q2021, Solili reported a significant contraction in the delivery of industrial buildings compared to 2Q2021; mainly because the markets of Bajío, Ciudad Juárez, Reynosa, Puebla and Tecate did not register movement in this indicator. However, completion of some ships is expected by the end of the quarter.

So far in 3Q2021, Monterrey, Tijuana and Mexicali delivered several industrial warehouses that are added to their inventories and register 83.2, 28.8 and 21.3 thousand m², respectively.

On the other hand, during the months of July and August 2021, more than 730 thousand m² of new Class A industrial buildings were reported nationwide. This figure allows us to project that at the end of the quarter, levels close to those registered in the previous quarter could be reached. .

The firm indicated that Tijuana and Mexicali are the markets with the highest construction activity, with a bimonthly figure of 177.6 and 103.3 thousand m², respectively.

They are followed by Saltillo and Querétaro, which registered 97.5 and 85.8 thousand m² of new warehouses under development in their respective markets.

“The trend that we expect at the end of 3Q2021 allows us to project a month of September with greater activity than that observed in August; where multiple activities are scheduled to return, ”said Solili.
