Active demand in Mexicali more than 40% of speculative constructions

Although the demand that has accumulated during the first three quarters in Mexicali does not exceed what was registered in the same period of 2021, the activity that the entity continues to detonate influences the increase in construction that we have seen reflected at the end of the third quarter of 2022 and which reaches 260 thousand square meters.

As a reference, this number of industrial buildings being built is slightly higher than what is built in Guadalajara, which exceeds the industrial inventory of Mexicali by 60%.

What stands out is the presence of more than 40% of speculative constructions with a range of areas ranging from 5.5 to 47 thousand square meters, being one of the markets at the national level where this percentage has been growing.

We also note that in the midst of a vacancy that has fallen by 1.8 percentage points the level of 1.1%, which it registered at the end of the third quarter, has been one of the lowest in the last four years, since Solili monitors this market.

This situation has led to a significant rise in rental prices since April 2022 after a plateau of stability that has been reflected since mid-2021. The average rental price at the end of 3Q 2022 has been $5.5 dollars per square meter, which represents an annual increase of 19% in the price.

Two other submarkets such as  Carretera Mexicali-San Luis Colorado and Aeropuerto Garita 2 register rents above the market average with 37 and 10 dollar cents above, respectively.

The projects that are advancing go hand in hand with important developers in the region and almost all the options correspond to Class A ships.

Historically, Mexicali has been nurtured by its experience and export capacity that it has developed in various industries where maquiladoras operate in the food, automotive, transportation, metalworking, electronics, and container, packaging, and plastics industries, in general.

Mexicali, along with Tijuana and Tecate, make up the main industrial markets in Baja California, and although the state capital represents 7.3% of the accumulated demand during the first nine months of 2022, it is an attractive region of interest for the production processes that They demand suppliers and services from the American side, mainly from related industries established in the San Diego and Los Angeles markets.
