2022 ends, loaded with changes in the real estate industry
El Financiero | December 29, 2022 |

2022 was loaded with changes and a revolution in the industry, due to the effect of winning niches such as hospitality and the logistics segment resulting from nearshoring.

But the revolution that has occurred in the last 3 years in the real estate business defines the transformation of environments, where niches such as neurodiversity-oriented spaces, single-family homes for rent and health-focused properties detonate their growth.

Given that the human being has never been placed at the center of real estate, global firms have taken on the task of locating the trends that will regulate the real estate world. Beyond equity and inclusion, there are other forms of diversity. It is about how people with neurological differences such as dyslexia, autism and ADHD are considered in the space design equation today.

The reason, as suggested by a global study by Cushman & Wakefield (C&W) is in this case that brains interpret physical environments differently, the design of intentional, sensory-sensitive and brain-friendly environments bring the need to create diverse, equitable and inclusive work spaces to empower this group of people who represent between 15 and 20% of the world's population.

Part of the solution addresses criteria already used through standards like WELL, which include things like climate, acoustic design, air filtration systems, circadian light, friendly design patterns, clear areas, and predictable guidance, as well as inclusive technology.

In the field of businesses that gained space with the pandemic, single-family housing projects for rent undoubtedly stand out for developed markets, which in Mexico have triggered coliving concepts. This stems from developments in areas far from cities after large numbers of people left congested urban areas.

Of course, no less important, is the advance that technological advances have left in the medical industry. The attention generated in this period towards medical technologies (MedTech) and its improvement accelerated the demand for spaces that cover the needs of this industry, such as global access to the Internet through mobile devices and cloud computing equipment.

Growth led by companies like Apple, Google and Medtronic is forecast to have a ripple effect on commercial real estate.

These three trends are expanding rapidly in the markets and are part of the transformation experienced in the pandemic years. As in each cycle, glimpsing the trends is relevant to join the group of winners of this period, wishing that 2023 will be full of opportunities in times that seem endowed with transformation. Happy Holidays!
