What are the markets that dominate industrial construction in Mexico?

The pace of industrial construction in the country is increasing and only at the end of the second quarter of 2022, more than 5 million square meters of industrial buildings were advancing. Recently, between the months of July and August, another 525 thousand square meters began construction, with Monterrey, Reynosa, Querétaro and Saltillo being the most dynamic markets.

In the case of Monterrey, little more than 1.3 million square meters are built with an availability of 28%, where warehouses with sizes ranging from 4,000 to 29,000 square meters can be located. The submarkets where the largest number of areas under construction are concentrated are Salinas Victoria and Apodaca, followed by Santa Catarina, Guadalupe and Ciénega de Flores, so we can observe activity spread throughout this market in the northeast region.

Another market that stands out is Reynosa, where almost 290 thousand square meters were built in mid-September, although only 13% of these areas are available for rent. These constructions are concentrated entirely on two submarkets: Poniente and Aeropuerto-Puente Pharr, located at the western and eastern ends of the city, respectively.

In the case of Querétaro, the constructions are concentrated on the north and east of the city. To the north, the Querétaro-San Luis Potosí submarket, and to the east, the Airport submarket, which together exceed 450 thousand square meters. In this important market of the Bajío we find an availability that reaches 45% and with ships that go from 1.2 thousand to 27 thousand square meters, where the remaining percentage is characterized by being important volumes that correspond to projects made to measure or BTS together with expansion of companies already established in the area.

Saltillo is another important motorized industrial market due to its proximity to Monterrey, which currently reflects the progress of 236 thousand square meters of new construction where almost 30% of that amount of work was started between July and August of this year.

The fact of the low vacancy of this market with only 1.5% of available spaces stands out, which highlights the need for an immediate reactivation of speculative construction.

Finally, Mexico City, due to its important structure where the industrial uses of light manufacturing and logistics coexist, maintains the second position at the national level in terms of the volume of industrial works in progress with almost 770 thousand square meters of new industrial buildings.

The Tepotzotlán and Toluca submarkets concentrate close to 55% and together with Tultitlan and Cuautitlan they continue to capture the preferences of developers, although in the last two quarters construction has begun to be activated in emerging submarkets such as Tlalnepantla and Vallejo towards the northwest of the capital.
