At the close of 2025, the industrial supply in the Bajío region registered a 25% growth compared to Q4 2024, exceeding one million square meters of available space. This increase was primarily driven by the completion of new industrial projects, allowing the markets to offer a diverse range of industrial spaces.

The Querétaro industrial market accounted for more than half of the Bajío region's industrial supply at the end of the last quarter of 2025, with an average rental price of $6.03 USD per square meter per month.
The Guanajuato and San Luis Potosí markets follow, where the industrial supply represents 24% and 23% of the region's availability, respectively.

Finally, Aguascalientes has the lowest vacancy rate, representing only 3% of the total, and is the market with the highest rental prices in the Bajío region at $6.34 USD per square meter per month.
