Sustainable bridge loan bet of the Mexican Real Estate Bank

The Mexican Real Estate Bank (BIM) in conjunction with the Federal Mortgage Society (SHF) collaborate in the granting and orientation of bridge loans for EcoCasa, and with whom they have been participating for some time in ecotechnology issues, where the BIM has already financed a good number of projects with these characteristics.

In a transmission from Centro Urbano Home, Gregorio Sánchez Hernández, corporate director of business at Banco Inmobiliario Mexicano, said that the banking institution has a wide variety of credit, but that its main product is bridge loans.

Regarding this, the manager stated that EcoCasa is an ecological sustainability project that aims to reduce CO2 emissions by at least 20% and improve the comfort part of the home by 40 to 80%, which will result in better urban environments and a better carbon footprint.

For his part, Luis Ángel Mecinas Cruz, corporate director of credit and technical area at Banco Inmobiliario Mexicano, emphasized that EcoCasa is a program of the Federal Mortgage Society, so that they, as a banking institution, are intermediaries and administrators of this program.

He stressed that the reduction of CO2 emissions is achieved through materials, design and orientation; everything according to the bioclimatic zones of the country.

Thus, what the bank does is channel and make the project viable. Afterwards, they send the project to an evaluation, through an environment tool that is HEEVi, which is installed in the Single Housing Registry.

In addition, the bank provides advice to developers, who will know the steps to follow and the investment required to have sustainable issues and learn about the benefits of this type of house.

Given this, the corporate director of business at Banco Inmobiliario Mexicano expressed that this type of housing has a benefit for the developer in terms of rates and for buyers in terms of saving water, electricity and gas.

He also highlighted that so far about 80,000 homes have been placed with the EcoCasa scheme, almost 3.7 million square meters certified; In addition, there are three schemes within this project: EcoCasa 1, EcoCasa 2 and EcoCasa 3, corresponding to the sustainability phase in which they are found.
