Growing demand for industrial spaces for logistics and manufacturing
Inmobiliare | January 17, 2022 |

The industrial market has been one of the most resilient in real estate, it has also undergone changes, which is why the leaders of this market at EXNI spoke about it, in a panel with the participation of several experts.

Leticia Valenzuela, Industrial Director of Cushman & Wakefield explained that the central corridor of the country and the CTT submarket (Cuautitlán-Tultitlán-Tepotzotlán), has been the most important in the State of Mexico, although it is saturated, and there is no more land space.

Likewise, he indicated that today the developers no longer wait to build the next warehouse, but rather are building more than one project at a time without waiting for the first tenant to arrive.

In this matter of industrial buildings, Bruno Martínez, CEO of Alveo Kapital, mentioned that the market has taken a turn from several perspectives, one of them is the strong decrease in availability, as seen in Guadalajara. This is combined with tenants or companies requiring a building in two to three months.

Taking this into account, "there is a challenge to do something very standard speculative so that when the tenant arrives they can adopt the properties."

In terms of design, he mentioned that heights are important in warehouses. In Mexico, he reported that the height is at least almost 10 meters, but currently customers are requesting between 12 and 14 meters.

Martinez also highlighted that another relevant issue is that you should think in cubic meters and not in square meters, as well as how automated you can leave the building so that a robot can enter so that everything is automated 24 hours a day.

For his part, Raúl Arroyo, Managing Director of R.E.I. Real Estate Investments said that logistics was one of the big winners with the pandemic situation, and that the country has also been a major beneficiary in terms of demand. Markets like Tijuana, Monterrey and Ciudad de México have seen big closings this year.

For her part, the Legal and Government Relations Director of Estafeta Mexicana, Elena Robles, stressed that in 2020, electronic commerce grew in one year what was expected to grow in five years.

For this reason, the availability of spaces to operate quickly is of vital importance for this business, which is why the negotiations of the contracts with the developers are crucial and critical, as well as understanding the legal situation of the properties that we are leasing.
