Santa María submarket accounts for 55% of Monterrey's office demand in January 2025

At the end of January 2025, the Monterrey corporate market totaled 4.4 thousand square meters in absorptions, which decreased during this month, concentrating activity only in three of its main submarkets, Santa María, Valle Oriente and Centro.

The Santa María submarket was the one that presented the largest footage in transactions with 2.4 thousand square meters concentrating 55% of the total demand of the Monterrey market during the month of January 2025

Since 2024, Santa María has consolidated itself as the most demanded corporate submarket in Monterrey, however, for January 2025, although it obtained a significant sum in absorptions, it showed a decrease of 50% compared to the same period in 2024.

This decrease can be mainly attributed to the effects of economic uncertainty both nationally and internationally that have generated caution among companies when making leasing decisions given the current macroeconomic context.
