
The Monterrey corporate market has managed to maintain a scenario of constant rental prices in the last two years and closes the third quarter of 2023 with $17.8 dollars per monthly square meter.
Currently, 251 thousand square meters of projects are still advancing and are awaiting completion in the next two to three years and are divided into 23 buildings that offer close to 47 thousand square meters distributed in the main submarket of Monterrey.

The Santa Maria office submarket emerges as a focal point for attracting investments in Monterrey, consolidating its status as a destination of choice for growing companies. With developments designed to meet modern needs and offering strategic locations, the area is home to important projects that represent 40% of the constructions on the market.
The availability in these buildings that would be brand new allows a significant proportion of spaces in sizes less than 200 square meters, although the most emblematic towers allow complete floors between 800 and 1,364 square meters.
Of these projects under construction, the largest space available in the same building is offered by the BH Life Work project, located on the Santa Maria submarket. With a typical floor plan of 1,364 square meters and 32 levels high, it is configured to allow a total of 11,200 square meters.
Torre Sohl is located on the center submarket, offering a total of 7,617 square meters available where the standard floor is 998 square meters and will have 61 levels of height, projecting completion for 2025.
Tower B of the Balzac project located on the Santa Maria submarket also has 7,318 square meters, being a building that has a total net profitable area of more than 9 thousand square meters. Here you can get spaces from 46 square meters.

Torre Now, Torre Vinta and Ohrus are three other buildings under construction also located on the Santa María submarket that have a total of 4.4 thousand, 4.2 thousand and 2.9 thousand square meters, respectively. In Torre Now, spaces from 385 square meters would be available, while in the other two projects spaces from 60 meters are also part of the offer.
