During January 2026, the Monterrey corporate market registered demand for nearly 12,000 square meters of office space, representing approximately 14% of total absorption nationwide. With this result, the city ranked third among the country's office markets with the highest demand, dropping one place compared to previous periods.

The Santa María submarket consolidated its position as the area with the highest demand, concentrating nearly 5,000 square meters, which represents 40% of the transactions that took place during the period.

The Santa María submarket showed favorable operating conditions during the month, with minimal vacancy rates at just 500 square meters.

Currently, Santa María remains one of the three most important corporate submarkets in Monterrey, having concentrated nearly 20% of total demand during 2025.
