El Salto corridor boosts industrial construction in Guadalajara

Although the pandemic hit the national industrial market, that of Guadalajara, Jalisco, has shown resilience and has become an attractive beacon for investors who have turned to the state for its connections and competitive prices.

Only last year, when the health emergency due to COVID-19 was at its peak, the arrival of companies from the logistics sector managed to give dynamism to various industrial parks, with El Salto being the one that managed to attract the most investment.

Just last month, FINSA, which is one of the leaders in the construction of industrial parks in Mexico, bought 45,838 square meters in Tlaquepaque for an amount of 25.5 million dollars.

The portfolio consists of 3 buildings which are in a primary market with high industrial activity. In which clients such as ZF Services, Inventronics, Expeditors International, Omnilife and Cargoquin participate.

According to the Solili real estate platform, which monitors the behavior of the El Salto corridor on a monthly basis, there is an inventory of one million 215 thousand 82 square meters with a vacancy of 97 thousand 125 square meters.

An example of the demand that exists in the corridor is that of Alveo Kapital, which announced that with an investment of 50 million dollars, the construction of the Kampus Industrial Santa Rosa, in Ixtlahuacán de los Membrillos, in Jalisco, will begin. .
The objective of the project is to increase the infrastructure of industrial spaces for national and international AAA companies that are looking for a logistics or light industry space in the submarket of the industrial corridor of El Salto, Jalisco. .

With updated data until February of this year, the average monthly rental price per square meter had an increase of 1.7 percent, compared to January, when it was priced at 4.68 dollars.

According to the Association of Industrial Parks of the State of Jalisco, they showed that last year 71 companies came to the entity and settled within the industrial parks, generating an economic spill of 86 million 374 thousand 933 dollars and the most attractive corridors were El Salto, López Mateos Sur, Acatlán de Juárez, Zapopan Norte and Tonalá, by the exit to Zapotlanejo.
