Industrial construction in Monterrey reports annual contraction of over one million square meters

As of the end of February 2026, industrial construction in Monterrey reached 1 million square meters, representing a drop of more than 50% compared to the same month of the previous year.

The Monterrey market has more than 40 properties under construction, of which 60% correspond to speculative projects still available, while the rest are pre-leased.

Industrial demand in Monterrey has shown a slower pace, which has led developers to initiate new projects with greater caution, as there is sufficient supply to meet current demand. This slowdown has prompted them to act cautiously, waiting for demand to stabilize before continuing with market expansion.

As of the end of February 2026, the Monterrey industrial market boasts a broad and diverse offering in terms of infrastructure, prices, and location, making it the largest in the country with 1.3 million square meters available, an increase of more than 700,000 square meters compared to February 2025.
