Industrial construction of the country in expansion and concentrated in large-scale buildings

In Mexican territory, the construction of industrial buildings is advancing, led by the northern region, which groups 66% of the construction activity, followed by the 18% found in the Bajío.

At the end of the first quarter of the year, of the 5 million million square meters of industrial buildings that are being built, the Monterrey market is the one that concentrates the largest proportion with more than 1.5 million square meters.

The large surfaces that are currently being built in Mexico and that exceed 50,000 square meters in almost all of them are custom-made projects that began construction during the course of 2022.

The geographical location of these 15 large projects is mainly concentrated in the north, which, according to the coverage of the Solili platform, is made up of 8 of the markets that are monitored. The Bajío region and the country's capital are also hosting large-area projects with 29% and 11%, respectively, of the total areas nationwide.

Of these fifteen large surfaces that are built, the furniture, equipment and automotive segments concentrate 80% of the areas. The petrochemical, logistics and datacenter businesses are also listed as the only warehouse that is advancing under the speculative format that does not yet have a tenant, whose surface area exceeds 48,000 square meters and is located in Mexico City.

But half of the surfaces of ships that are currently being built at a national level correspond to the typology of size from 20 to 50 thousand square meters. In this category, although the north maintains its leadership with 63%, followed by the shoal area with 19%. 

Mexico City and Guadalajara also appear with 10% and 8%, respectively, of the total. In the case of Guadalajara, it is the El Salto submarket where almost all the constructions of these surfaces are concentrated.

In the category of sizes between 20 and 50 thousand square meters, speculative constructions participate with 57%, allowing the risk associated with the size of the investment to be assumed by developer groups with extensive experience that seek to maximize profits in their operations.

The construction activity in 2023 started with force and almost one million two hundred thousand square meters of industrial buildings began, where 70% is located on the markets in the north of the country. 

A sign of the strong absorption of the industrial market is represented by the fact that only 46% of the total warehouses that began to be built this year are available in sizes ranging from 3 to 37 thousand square meters.
