The Querétaro industrial market registers an industrial demand that exceeds 33 thousand square meters during the first month of 2024. Tenants opted for speculative buildings with leases that were mainly concentrated in the Airport industrial corridor.

According to data provided by SEDESU in its 2023 results report on economic development in Querétaro, 45,700 new jobs were generated in the year with the arrival of companies, which highlights the robustness of the state as an economically competitive entity.

The construction of industrial buildings reached its historical maximum, closing the month of January 2024 with a total of 547 thousand square meters in process, positioning the Querétaro industrial market as the third national market with the highest volume of projects in the development process.

The interest on the part of developers to start new buildings continues to be strong, since in the course of 2023 the Bajío market saw the start of construction of half a million square meters, a figure that remained at similar levels to those recorded throughout throughout 2022.

Any company looking to establish itself in the region will find a varied offer since the market has a vacancy rate above 3%. Of the spaces available for lease, the majority are buildings with surfaces greater than 10 thousand square meters that close the month of January with an average price of $5.33 USD/m2/month, which maintains an upward trend.

Currently, Querétaro is a market with the potential to attract new investments, since thanks to the reactivation of construction, it has a wide supply of space for rent. It is expected that the expansion of local companies will continue, as well as the arrival of new tenants, who wish to settle in one of the most competitive markets in the Bajío region.
