
At the end of July 2025, Saltillo's industrial market registered more than 430,000 square meters under construction. Of that total, 40% corresponds to speculative projects, while the remainder is designated for custom-built warehouses.

Currently, there are more than 10 speculative projects available under construction, which together exceed 170,000 square meters of rentable area. Of that area, 87% corresponds to warehouses with first-class infrastructure.
With a vacancy rate of barely 1.3%, developers have opted to expand their offering by building new speculative projects, seeking to meet market demand. Companies such as Davisa, Alianza, Vynmsa, Industrial Partners, among others, are currently developing Class A properties in the region.

Ramos Arizpe remains the main focus of investment and development within Saltillo's industrial market, accounting for 60% of the total available construction area. The Saltillo submarket, which includes the Derramadero area, follows with 36%.
