Office construction activity in Monterrey continues to lose momentum. As of the end of July 2026, the total area under construction stood at just over 160,000 square meters (m²)—the lowest level on record—according to data from the real estate platform Solili.

Of note: Puebla records a 5% year-over-year drop in office rental prices

The completion of previously started projects allows for meeting some demand without creating a significant surplus of new space in the short term. At the same time, the reduced volume of square footage under construction limits the pressure that a rapid influx of new supply could otherwise exert on availability levels.

Lower construction activity does not signal an exit by developers from this segment, but rather reflects a more cautious approach regarding supply and demand conditions. This could foster a more balanced market in the coming years.
