Office Construction in Mexico Reached 1.2 Million m² in March 2026

The corporate market in Mexico registered 1.2 million square meters of office space under construction at the end of March 2026. Mexico City leads with 56% of the national total, followed by Monterrey with 14%, both consolidating their positions as the main development hubs.

During this period, construction starts nationwide totaled 157,000 square meters, concentrated mainly in León, Guanajuato, which accounted for 46% of the national total, followed by Mexico City with 43%.

In contrast, new supply during Q1 2026 reached approximately 43,000 square meters, which were added to the national inventory. Querétaro led the way in deliveries with 32%, followed by Guadalajara with 27%, and León, Guanajuato with 19% of completed projects.

Overall, these figures show a sector that, while remaining cautious in the pace of new investments, continues to register activity in the development of corporate infrastructure, reflected in the start of new office projects nationwide.
