Considerations for selecting the land to build an industrial warehouse
Obras Expansión | April 08, 2022 |

The development of industrial warehouses is the segment that has not only had the best recovery from the effects of the pandemic, it is also the one that has had its best moment, which has positioned it as the largest in Latin America, with the existence of 73 million square meters for these purposes.

The signing of the T-MEC, the increase in e-commerce and the development of the industry have had an impact on an increase in demand in almost all markets, and for this reason companies are looking for their own warehouse, and it is worth asking how to choose the best ground?

The company Escala, administrator of construction projects, and the Mexican Association of Private Industrial Parks (AMPIP), consider that although there are variations according to the type of project that is sought to be developed, there are at least four elements that must be considered at the moment to search for a site, including services, cost, area and location.

The first factor implies that the land must have municipal services such as water, drainage, gas and electricity, since they will be essential for the construction and operation of the industrial warehouse.

The developer must also have the capacity to secure its supplies, where times are currently lengthening before this type of procedure and to this are added the current implications of the reform initiative, comments the president of AMPIP

The second factor corresponds to the cost, which will increase according to the demand in the area. Currently, in the most popular markets, the cost is around 140 dollars per square meter. In Apodaca, for example, one of the markets with the highest absorption in the country, the cost is around 120 dollars, Escala said.

The ideal size should have at least between two and five hectares and it is recommended that it be established within a park, where there is legal guarantee and supplies.

Finally, the ship should be located close to current demand knowing how it will behave in the short and medium term, since such large investments require prior market intelligence before their acquisition, Arguelles said.
