Behavior of FIBRAS during Covid-19

Despite the negative effects caused by the Covid-19 pandemic in Mexico, the real estate FIBRAs (Real Estate Investment Trusts) sector showed an economic rebound during 2021.

Simón Galante, President of Amefibra expects that this inertia obtained in the past year will continue for 2022.

Currently, in Mexico, the total assets of the real estate FIBRAs are equivalent to 3.8% of the Gross Domestic Product, only below the remittances that represent 4% of the National GDP, according to data from Amefibra.

According to Simón Galante, the FIBRA market has shown mixed results assuming the turn of each of them.

It is worth mentioning that among the approaches of the real estate FIBRAs are the industrial, commercial, hotel, office and educational.

The industrial sector is the one that has presented an upturn, this mainly due to the change in consumption habits of the population, which is why there was an increase in the demand for real estate focused on e-commerce, distribution centers and logistics properties.

"According to figures published by Statista, among the countries supplying imports in Mexico are the United States with 45% and 30% from China, Japan, Germany and South Korea," says Simón Galante.

For its part in the offices, Galante mentions that this market has had a peculiar behavior, since it began with the new normality of the home office.

"In general terms, 2021 was a year of reconfiguration and this 2022 must be one of recovery."

And it is that according to the specialist in the last five years the office sector has presented a favorable scenario in Mexico City, currently this area represents 83% of the real estate space in the country.
