Competitiveness of cities correlated with industrial demand

During the last quarter of the year, the IMCO Public Policy Research Center published the General Results of the Urban Competitiveness Index for 2021 that measures the economic, social and educational performance of Mexican entities.

The analysis evaluates 69 indicators grouped in 10 sub-indices, on 69 Mexican cities that concentrate 63% of the population, 84% of the talent considered as the population with technical and higher education and 88% of the gross fixed investment, which transforms into very high figures. representative.

The 10 sub-indices measured are: law, environment, society, governments, political system, factor market, economy, precursors, international relations and innovation.

The results are presented by city size, the most populated being those that exceed one million inhabitants and in this category the first five positions are occupied by the Valley of Mexico, Guadalajara, Querétaro, Monterrey and Mérida.

Thus, Monterrey and the capital manage to have an industrial and corporate development that is ahead in Mexico, where the industrial real estate demand in each of these cities has already exceeded one million square meters when the last month of the year has yet to be accounted for. .

Industrial demand in Guadalajara and Querétaro managed to exceed 348 and 325 thousand square meters during the first 11 months of the year.

Guadalajara maintains a constructive activity. Not only do 240 thousand square meters of Class A warehouses advance, but it has also incorporated advanced real estate products on a par with the main industrial cities of the country. In parallel, its corporate market that already exceeds 793 thousand square meters, being a city that attracts part of the technological and innovative talent of the country.

In the segment of cities with 500 thousand to one million inhabitants, Saltillo stands out as a highly competitive city and according to figures monitored by Solili at the end of November 2021, it has managed to accumulate 420 thousand square meters in eleven months, which places it in fifth place with 7.34 % of demand nationwide.

In this same category of 500 thousand to one million inhabitants, Chihuahua is included, which has a medium-high level of competitiveness, while Reynosa is located in the medium-low category. The accumulated industrial demand from January to November 2021 is 4% for Reynosa and 1% for Chihuahua of the national total.

For its part, the industrial development of the main entities has been marked by manufacturing and logistics. The latter has been concentrated in the main cities where demand is generated and therefore the main suppliers of goods have competed to locate their distribution centers and last-mile warehouses there.

While the manufacturing centers have mostly energized the border entities, which has given a strong boost to the developers who have their portfolios concentrated there.

Next year will be a great challenge for the development of competitiveness that has been favored in the Mexican case by its proximity to the United States and the institutional framework of the real estate market that is expected to continue generating confidence for investments.

The environmental issue and the way that the state addresses the required transformations will be key to continue the interest shown so far to relocate industrial operations within our country.
