Ciudad Juárez is the fourth city with the highest industrial demand

This industrial market was only surpassed by Monterrey, CDMX y Tijuana, where its border condition has been of vital importance for the promotion of its export activity.

Ciudad Juárez, with more than 612 thousand square meters of annual demand, is recognized as an outstanding manufacturing and transformation center.

In the last quarter of 2021, gross demand exceeded 121 square meters, registering an increase of 183% compared to the same quarter of 2020, derived from requests from companies in the manufacturing, logistics, automotive, medical, plastic industry, electronics, and shelters. .

During this quarter, the construction of six properties was completed, adding nearly 90 thousand square meters, with 95% already occupied.

With an inventory that exceeds 6.7 million m2, companies seek a presence in Ciudad Juárez when choosing an industrial site in Mexico.

This highly diversified market favors global corporations to achieve an efficient development of suppliers thanks to two elements, such as the surfaces that they offer for rent and the number of developers that settle there.

Part of the companies already installed in the area have shown greater interest in class A spaces. For this reason, the current vacancy in this category closes the quarter with 0.4 percent.

In previous years, there was a supply of available spaces with a high presence of Class B real estate.

However, at present this profile has been changing as a result of new investors and developers who have launched a higher quality offer.

At the end of 2021, the new constructions add up to 277 thousand m2 in its entirety Class A, with the Corredor Sur concentrating 57% of the available spaces.

In response to leasing activity, developers have detonated eight new Class A buildings this past quarter.

With these new projects, the market adds 93 thousand square meters, of which 80% are available for lease.

It is expected that 2022 will maintain the interest of developers who are aware of the potential of owning industrial real estate in this important entity.
