Ciudad Juárez is the fourth largest demand for industrial space with almost half a million m²

Ciudad Juárez, together with Monterrey and Tijuana, are the border cities that have shown the greatest dynamism so far in 2021, maintaining a significant proportion of maquiladora activities.

Ciudad Juárez, due to its neighborhood with El Paso, Texas, favors that production is located in a neuralgic point that allows both the arrival of inputs and the output of finished products, as well as the possibility of living in the United States and working in Mexico .

Ciudad Juárez during the first three quarters of 2021 managed to maintain its fourth position in the amount of demand at the national level, reporting a little more than 490 thousand square meters, of which almost 152 thousand square meters correspond to the third quarter of the year, which just ended .

This quarterly gross demand reflects a 34% increase compared to the previous quarter, which was determined mainly by companies in the manufacturing, logistics, electronics and plastics industries.

The new offer for 3Q 2021, which almost reached 70 thousand square meters, manages to incorporate five class A buildings into inventory, with spaces ranging in size from 10 to 20 thousand square meters.

During the third quarter, work began on about 87 thousand square meters, closing the period with a total of thirteen buildings under construction that add up to almost 268 thousand square meters to date, which shows an increase of 7% compared to the previous quarter.

Cases such as the construction of the third TE Connectivity plant in Parque Intermex or the investment of 300 million dollars by Inventec that adds a new plant to the one already located in the south of the city are examples of the expansions that the national press covered during this quarter .

On the other hand, the vacancy rate showed a decrease of 31 basis points compared to the previous quarter due to the growing demand that the market has been presenting throughout the year.

Another interesting indicator is that net absorption has remained at levels of 100,000 square meters per quarter throughout the year, which indicates the strength of demand in the face of the few unemployment rates that have been registered so far this year.

The projections for the last quarter of the year and the first semester of 2022 suggest that the constructive rhythm will continue in an environment where prices have remained relatively stable since February 2021 and which registered $ 4.47 dollars per square meter at the end of 3Q 2021 .
