Ciudad Juárez with positive demand in industrial spaces

The industrial real estate market of Ciudad Juárez, in Chihuahua, closed 2020 on positive ground with a vacancy rate of around 4.2 percent, that is, 25 available spaces totaling 2.8 million square feet.

According to an analysis by Solili, at the end of the fourth quarter of 2020, the border city has 550 industrial properties, with the South, Southeast and Southwest corridors having the highest concentration of inventory with 75 percent.

At the end of the last quarter of the year, two speculative-type warehouses were added to the Ciudad Juárez industrial inventory, with 230 thousand square feet.

Construction totaled 1.6 million square feet, divided into 13 speculative-type properties.

During the fourth quarter of the year, the start of work was reported on three new speculative-type buildings that will total just over 500 thousand square feet and are located in the southeast corridor.

Annual exit prices remained at levels similar to those of the previous quarter, closing at $ 4.80 per square foot ($ 4.80 USD / sq. Ft.). The South corridor is the one with the highest exit prices, which reach 5.36 dollars per square foot per year (5.36 USD / square foot / year).

Unemployment levels in Ciudad Juárez continue to be below the national average, since during the fourth quarter of 2020 only around 50 thousand square feet were vacated, coming from a class B warehouse located in the Centro corridor.

In the quarter of analysis, a total of seven transactions were recorded, totaling 710 thousand square feet. Companies from the logistics, electronics and manufacturing sectors were the ones that mainly demanded space in the city.

It is expected that the following year there will be an upturn in demand as advanced negotiations have been identified from pharmaceutical companies, medical equipment, electronics and automotive suppliers that are close to closing contracts to establish themselves in the city.
