Ciudad Juárez attracts investment from Asian companies
Forbes | April 27, 2023 |

Asian companies attracted to the country by nearshoring wait patiently on a waiting list of up to 18 months to be delivered industrial warehouses in Ciudad Juárez in order to establish themselves in sectors such as maquila, electronics, automotive, medical devices and aerospace, Javier said. Camarena, CEO of the real estate fund Meor.

Today, five manufacturing companies from Asia and another national logistics firm are looking to rent one of the industrial warehouses in the new Hubs Park Ciudad Juárez de Meor. "What happens in this building happens in the rest of the primary cities like Monterrey, Ciudad Juárez y Tijuana,” Camarena told Forbes México.

Secondary markets are also breaking absorption records, because the lack of logistics and manufacturing spaces is being very large compared to the demand and "companies and a wave from the Asian continent continue and continue to arrive."

"There is between 12 and 18 months of demand absorption waiting list, so it could be said that there are more than 25 or 27 companies that are looking for their short-term plans to revert to Ciudad Juárez."

Of all the markets in the country to set up a company, Ciudad Juárez is a very thriving market, with high demand and zero vacancy, where the only industrial parks without tenants are those that are under construction, Camarena said.

In that city there are more than 27 industrial buildings under construction or that will lay the first stone this year, which is insufficient to cover the rate of demand for rent, said the CEO of Meor.

In 2022, Meor announced that its portfolio for the construction of industrial parks in Tijuana, Ciudad Juárez and Nuevo León contemplated an investment of 3 thousand 300 million pesos, which was adjusted to 3 thousand 800 million, but it goes to 4 thousand 200 million .

Currently, the company is building two industrial parks in Tijuana —where it has another one in operation—, one in Ciudad Juárez —where two more are being contemplated— and one more in Apodaca, Nuevo León.
