The Historic Center of Puebla estimates a capital gain of 20% in the face of new constructions

With the construction of 10,000 homes in the area of the Historic Center of Puebla over the next three years, the capital gain could increase between 10 and 20% for those who have houses and apartments in the area.

This increase derives from the improvement of the service infrastructure, explained the president of the local Mexican Association of Real Estate Professionals (AMPI), Maricela Rodríguez Pereyra.

The leader describes that the increase in capital gains will depend on each area where a project is landed, since there will be different types of image and development.

He indicated that there will also be an effect for entrepreneurs from other sectors to want to invest in the area, taking advantage of the repopulation that will take place.

However, he said that the commercialization of the vertical offer will be free, that is, there will also be people who may acquire an apartment not to live, but to rent and, with it, be able to obtain an income.

He pointed out that the objective of the real estate offer will be that the people who work or have children studying in the area are those who acquired some space through the credits of the Institute of the National Housing Fund for Workers (Infonavit).

He considered that the projects that will make up the new offer will be social housing, with prices between 400 thousand and 600 thousand pesos.

Rodríguez Pereyra indicated that the need of families to get closer to the Historic Center generated the interest of developers to promote this project, which has the support of the new Puebla City Council.

He explained that despite the pulverization of the land and that the prices are high, the developers will comply with making apartments of at least 47 square meters, as marked by Infonavit.

The AMPI leader indicates that a change should also be made in the construction regulations to offer more levels, without impacting the visual environment of the city center.

He commented that this new offer will be coupled with the demand for affordable houses in Angelópolis, because currently in the downtown area apartments of between 2 and 2.5 million pesos are still being built, which happened to represent an oversupply with placement complication and far out of reach of low-income families.
