Vacancy has been one of the indicators that immediately reflects the pressure generated by the search for industrial buildings in Mexico. According to figures monitored by the Solili platform at the end of April 2023, there are about one million 620 thousand square meters of industrial space available in Mexican territory.

Of the total available industrial buildings, Mexico City and Guanajuato are the leading markets with 318 and 266 thousand square meters, respectively.

However, in percentage terms with respect to their inventories, the three markets of the lowlands that report the highest vacancies at the national level are Guanajuato with 4.1%, San Luis Potosí with 3.9% and Querétaro with 3%. This advantage of being able to have warehouses available has allowed these markets to attract new tenants to their territories.

In the case of Mexico City, current availability is concentrated in a hundred industrial warehouses where 40% of the number of options correspond to industrial surfaces between 5 and 20 thousand square meters. Of the total number of industrial buildings available, nearly more than 40% is advancing under construction, with areas ranging from 4 to 47 thousand square meters.

If we analyze the warehouses available in Guanajuato, half a hundred industrial warehouses ranging from 1,000 to 25,000 square meters will be available for occupancy. In this important Bajío market, 70% of the number of industrial buildings are class A, which in turn represent three quarters of the available areas.

In Queretaro, of the 118,000 square meters available at the end of April 2023, the options allow locating much more fragmented sizes, ranging from 200 to 36,000 square meters.

San Luis Potosí and Monterrey are the markets that follow in order of availability, presenting 151 and 146 square meters respectively. In the case of San Luis Potosí, 24 warehouses are available with sizes between 800 square meters and up to 23 thousand square meters.

For its part, Monterrey, whose vacancy stands at 0.9%, which indicates an annual decrease of one and a half percentage points, allows this market to have 44 warehouses available with surfaces ranging from one thousand to 24.8 thousand square meters.

Two other markets on the northern border such as Tijuana and Mexicali also have 110,000 square meters each, which is equivalent to vacancy rates of 0.6% and 3.4% respectively.

In the rest of the industrial markets nationwide, availability is below 100,000 square meters, with the Mexicali and Ciudad Juárez markets having the smallest available area, with 3.6 and 7,000 square meters, respectively.
