Good prospects for the industrial real estate sector in 2022

The industrial real estate sector has registered a positive impact in recent years, due to the high levels of demand and occupation of spaces.

The president of the Mexican Association of Private Industrial Parks (AMPIP), Sergio Argüelles, explained that temporary factors such as the growth of electronic commerce, the trade war between China and the United States and nearshoring towards the region have been opportunities that have been generated and Mexico was ready to take advantage of them.

These factors have formed the ideal scenario for Mexico, as companies seek to establish their operations to minimize logistics and distribution costs. 

As for manufacturing, it can be found in the northern states that share a border with the United States. While in Bajío, where 12 of the 19 assemblers present in Mexico are installed, there is a strong integration of suppliers for the automotive industry.

Arguelles, also General Director of Finsa, indicates that for the next two years, AMPIP has identified five strategic axes and on which they will focus all their efforts.

The first of these is the issue of energy, followed by infrastructure and security, promotion, sustainability and positioning.

The energy reform will be key to underpin the estimated growth in demand for the next three years, where a greater energy supply capacity will be required.

In terms of infrastructure and security, industrial parks require agility and security to operate, which is why the technological demands for this objective are increasing.

The third axis corresponds to promotion and the Association already collaborates with the Secretaries of Economic Development, Embassies, Industry Clusters, Associations and Promotion Organizations, both in Mexico and in international markets such as China, Japan, Korea, some countries of Europe and the United States.

Sustainability represents another of the five axes and here AMPIP seeks to disseminate and promote the best practices in the sector, through international alliances, with the commitment to consider it a fundamental pillar for the design and operation of new industrial parks to be built in Mexico, Arguelles said.

Finally, the approach of maintaining the position is aligned with the interest of positioning the industrial parks as engines of growth and fundamental pieces for the stability of the supply chains.
