
Due to the boost from manufacturing activity, specifically automotive, the industrial markets of Guanajuato and Querétaro took the lead in the first quarter of 2022 (1Q 2022), registering 208 thousand and 180 thousand square meters (m²), respectively, which together represent 25% of the demand nationwide.
Analyzing the composition of the demand in the Bajío cities, Solili reported that 65% of the total demand belongs to custom-made projects. Under this premise, cases have been observed where the companies that occupy the property buy it to carry out developments that adapt to their needs.

Meanwhile, Guanajuato obtained a lower increase (0.09%) and reported, like San Luis Potosí, a price of 4.10 USD/m2 per month.
Querétaro, Guanajuato y San Luis Potosí managed to close 1Q2022 with 400,335 m2 under construction and 158,000 m2 of industrial buildings in various phases.

Particularly, in Querétaro, the start of new constructions reached 163 thousand m2 during the period, mainly due to the increase in demand and the decrease in vacancies in the entity.
Aguascalientes reached an availability rate of 2.4%; while Querétaro reported 4%, Guanajuato 6.6% and San Luis Potosí 5.8%.
As a whole, the Bajío region has 800 thousand m2, which represents a third of the country's industrial vacancy. However, the increase in construction is expected to continue in the coming months.
