Even with low demand for offices in León, the market is expanding

León has become a city with an increase in residential and corporate real estate projects, derived from being an important center of attraction in industrial investment and its excellent relative location with influence in the Mexican Bajío region.

Corporate or mixed-use projects are positioned within the city in an accelerated manner, the vast majority being located within the Campestre - Country submarket, classified as A for their characteristics with the most competitive rental prices on the national level.

Despite the confidence that developers place in the construction of the projects, throughout the first half of the year, there has not been a high demand for corporate spaces.

The absorption of the period was concentrated in two transactions: the Uffici project and the G100.

Uffici is located within the largest corridor in the Country - Country market, however it has been incorporated into the fully sold inventory, and for now only some spaces are offered for rent.

The other building where movements have been registered corresponds to G100, it is the only one located within the León - Silao submarket, and its demand can be assumed due to its proximity to the Puerto Interior industrial zone.

The perception of increased demand is not seen in the short term, however it remains to consider that many of the projects are still in the construction phase and it is likely that the increase will appear as the projects are consolidated.

On the other hand, the López Mateos submarket does not show movements either and it is there where spaces are offered with the lowest prices in the market, since they are buildings with greater antiquity and their characteristics derive their Classification type B, but they are the ones that are closest to the downtown area.
