Increased interest of Asian companies in the Bajío

The Bajío region during the months of April and May 2021 maintained an outstanding gross demand of 196 thousand square meters, which represents 24% of the national demand, even above Mexico City, which registered 21% of the total during these two months.

So far in 2Q 2021, both San Luis Potosí and Aguascalientes had the delivery of two warehouses under the BTS modality by developers already experienced in the area such as Frontier and GP Desarrollos, with a final destination for two companies with Asian capital, specifically Chinese for 50 thousand square meters and 13.6 thousand square meters, respectively.

The industrial parks El Marqués, Server, Logistik II, Finsa Aguascalientes and San Francisco IV; they are the main recipients of the new Asian capital that entered during the last two quarters.

Since 2020, the federal government and local governments have joined efforts to attract Asian companies that seek proximity to their final markets through relocation, after the breakdown of supply chains.

El Bajío excels with its proximity to growing sources of demand and access to skilled and cost-competitive labor. The cities of Querétaro, Aguascalientes, San Luis Potosí and Guanajuato monitored by Solili; at the end of 1Q 2021, they had concentrated 19% of the gross demand with just over 122 thousand square meters.

In industrial demand, the manufacturing, automotive, aeronautical and technology sectors stood out, mainly.

As of 2018, the Bajío led the manufacturing industry in the country, where its strategic location in the form of a cluster around Mexico City, Monterrey and Jalisco provides it with important advantages. Likewise, the automotive sector took advantage of the robust development of supply chains in the area with close access to vehicle assembly components.
