Increase demand for offices in Guadalajara by 6% during 3Q2021

The Government of Guadalajara, together with the private sector, have been a pillar to maintain the interest of national and foreign investors. These actions have been reflected in the real estate sector, which suffered an increase in installations of technology companies in industrial and corporate areas.

According to Solili, the City of Guadalajara began the second half of the year with a significant increase in gross absorption, this referring to the class A corporate real estate market.

These figures tripled what was achieved in the previous quarter, which positively maintains an increase in net absorption.

On the other hand, the rent of offices obtained a higher percentage in sales closings, consequently, a greater focus on gray work spaces. This percentage remained above the already conditioned spaces and existing buildings.

On the other hand, the average size remained at 460 square meters, in which the Nueva Zona Financiera submrket stood out with 40% of the total. This is in consequence to the month of August, which obtained 4,700 m², considered the maximum recorded.

At the end of 3Q2021, Guadalajara reached a total of 6,200 m² of positive net absorption, as a result of the return to "normality" in the country. Despite this improvement, the city still remains below the 12 thousand m² registered at the beginning of the year.

On the other hand, the vacancy of spaces in Guadalajara headquarters remained above 10,000 m², figures that show improvement in the area. However, the Plaza del Sol corridor was affected by a single building that contributed 4,000 square meters.

For its part, the Vallarta-Americas submarket was healthy, obtaining the least impact during the quarter.

As in Mexico City, Guadalajara has opted for the conversion of office spaces to housing or redesigns for mixed-use projects. It is estimated that for 4Q2021, the construction of Neruda Providencia will begin, which would add around 11,600 square meters.
