E-commerce boom triggers expansion of logistics centers in Mexico

The global health emergency due to COVID-19 has implied a challenge for the industry and logistics in the country that is adapting to a constant, but accelerated growth derived from the boom in electronic commerce.

According to CBRE Mexico, during these nine months e-commerce grew in the country by about 60 percent and with it the demand for spaces for the installation of industry and logistics centers not only in the Valley of Mexico but in the Bajío region, with León and the northern border, with Tijuana, and the southern states, such as Quintana Roo and Chiapas.

For example, in the Bajío region, in the third quarter of 2020, there were 262 thousand square meters of net absorption, a figure 26% higher than that reported in the same period of the previous year; This growth was driven by demand in the Guanajuato and Querétaro markets.

During this quarter, the first e-commerce operation was registered in the region with a BTS of more than 39 thousand square meters.

According to the research firm in the sector, during the first quarter of the year there was a great demand that was configured in the manufacturing expansions in the north of the country in the industry of medical equipment, food and beverages and packaging.

If Foreign Direct Investment in the manufacturing sector continues at the rate observed during the second half of 2020, it is projected that the demand for spaces, with signed projects, and the potential demand will remain during the following year.

It should be noted that the demand for spaces has generated emerging trends, which can consolidate and diversify the investment market, with the arrival of capital from countries in the Asia-Pacific region with China and Japan as well as Germany, Austria and Switzerland. that are driven by investments in the pharmaceutical and medical equipment sector as a result of the coronavirus pandemic.
