Monterrey Metropolitan Area advances with coworking spaces

The Monterrey Metropolitan Area (AMM) ranked second nationwide with the largest inventory of registered coworking spaces as of the second quarter of 2022, according to an analysis by CBRE. The first place is occupied by Mexico City and the third Guadalajara.

The consulting firm noted that the number of coworking spaces in the top three cities showed a six percent increase.

Configuring office space in traditional spaces such as Flex Space concepts due to center closures and footprint reductions continues, but at a much slower rate, the commercial real estate investment and services firm said.

He also indicated that the diversification of business centers in central and suburban markets, coupled with new hybrid work schemes, has motivated the use of coworking, as well as satellite offices.

By sectors, among the main users of this business model are corporate services, technology, manufacturing and retail, which represent just over 52 percent.

For his part, Pablo López, director of Market Research at Solili, recently said that the arrival of new companies and their tendency to have hybrid systems for their operation are driving the demand for coworking, and, therefore, for offices in New Lion.

“Although it is true that they vacated space during 2021, during 2022 coworking companies are announcing historical levels of occupation”, he commented.

“(Coworking) is going to pick up, because although it is true there is a trend towards hybrid systems, large, medium, small companies and startups still need spaces with a corporate image and they find it through coworking.

“They need flexible office spaces that allow them to make quick decisions in case something happens or an eventuality appears, such as Covid.”

"Hopefully there will be no other (wave) of the dimensions of Ómicron, but if we continue like this we will be in a recovery process and we could reach the end of this or the beginning of next year, already at 2019 levels," he stressed.
