At the close of Q4 2025, the Monterrey industrial market registered a vacancy rate exceeding 1.2 million square meters, making it the market with the largest industrial supply in the country.

Despite the high availability in the Monterrey industrial market, developers continue to drive expansion through speculative projects. In the last quarter of the year alone, construction began on more than 300,000 square meters of buildings classified as speculative.
Developers such as GP Desarrollos, G Industrial, REI, Ciesa, among others, continue to expand the market with the start of new projects available during Q4 2025.
For its part, Litos recently entered the Monterrey market with the development of a new industrial park in Ciénega de Flores.

Currently, over 1.05 million square meters are under construction, 60% of which are speculative projects. These properties are expected to be completed during 2026 and become immediately available.
